** Fees and Charges:
The listing Broker is paid it's FLAT Listing fee and DOES NOT get any contingent commission. The
realtor does Not Charge Any Additional listing fee to list your home in Both MLS
organizations if both are available for your area. IF you are in the Area Served by
the F.M.L.S., ( in some areas listing in that MLS is mandatory in other areas it is
optional) then the F.M.L.S. charges an ADDITIONAL fee of .12% of the sales price which is
Payable by the seller at Closing. The seller will offer a contingent Sales
Commission ( Payable at Closing if a real estate agent provided the buyer) the amount of
which is determined by the seller to the selling agent who brings a buyer who purchases
the listed property. The Mandatory area served by the F.M.L.S. is Bartow, Cherokee,
Cobb, Dawson, DeKalb, Douglas, Forsyth, Fulton, Gordon, Gwinnett, Hall, Lumpkin, Paulding, and Pickens counties. The F.M.L.S. listing is OPTIONAL in Clayton, Fayette, Henry, Newton, and Rockdale counties. The MLS's also
charge a listing withdraw fee payable to the MLS in the event the listing is cancelled of
$35 which the seller is responsible for if they elect to withdraw the listing.
